Haden wins $14m Sydney CBD mechanical contract

Haden has been awarded a $14 million contract to provide heating, ventilation and air conditioning (HVAC) systems for a 32-storey office and retail tower in Sydney’s CBD.

The development at 420 George Street is owned by Fortius Funds Management and the Lend Lease managed Australian Prime Property Fund, developed by Lend Lease Retail and project managed, designed and constructed by Bovis Lend Lease. It includes two levels of basement car parking, four levels of retail and twenty-eight levels of commercial office space. It is being constructed on the site previously known as MidCity Centre.

Haden’s contract covers the HVAC component for the entire project, including the supply, delivery and commissioning of mechanical services to the commercial office, retail, car park and utilities/service areas.

The project is aiming to achieve a high standard of environmental rating, demonstrating a commitment to minimising environmental impacts and reducing greenhouse emissions in the ongoing operation of the building.

Haden has recently completed other HVAC works at highly-rated Green Star and NABERS Energy projects, including the new Australian Taxation Office building in Canberra and the Darling Park 3 office building in Sydney.

Commenting on the 420 George Street project, David Rafter, Chief Executive of Norfolk’s Mechanical division, said: “This project aligns perfectly with our strategy to offer our customers sustainable solutions, through initiatives like using chilled beams on the perimeter, swirl diffusers and low temperature air.

“Haden’s involvement in the 420 George Street project extends the company’s position as the leading provider of HVAC and refrigeration maintenance services in Australia,” said Mr Rafter.

The expected completion date for the project is 2010 and Haden’s role is effective immediately.

Haden secures BHP Billiton mining operations contract

Haden, part of Norfolk Group Ltd (ASX: NFK) within its Mechanical division, has been awarded a services contract at BHP Billiton’s mining operations at Mount Whaleback in Newman, Western Australia.

The two year contract includes the heating, ventilation, air conditioning (HVAC) and refrigeration preventative maintenance and emergency services work for the mining operations, and mechanical services work for the process cooling facility, substations and administration offices.

The contract also covers HVAC preventative maintenance and emergency services work for 1,400 houses in the Newman Township owned by BHP Billiton.

The first year of the contract is valued at over $2 million, with the contract set to run until 2010.

David Rafter, Chief Executive of Norfolk’s Mechanical division said: “This contract aligns perfectly with our strategy to increase our recurring revenue and focus on strategic alignment to growth markets such as the booming resources sector.

“The contract has also expanded our geographical coverage with the opening of a new Haden branch in Newman that will allow us to capitalise on other projects and opportunities in the area,” he said.

This project also supports Haden’s strategy to develop long-term and strong relationships with customers.

“It is very exciting to continue our long standing relationship with BHP Billiton which has been in place now for over 10 years. Our strong relationship, the quality service of provided by our technicians, our focus on the lifecycle of the HVAC asset and our responsiveness to customers’ queries – these were all key drivers behind the contract win,” said Mr Rafter.

“At Newman, Haden will be implementing an innovative auditing and reporting system for client assets and occupational health and safety (OH&S); these will be based on our existing systems and tailored for the specific requirements of the site and equipment.”

Haden Adds New Chiller Energy Efficiency & Diagnostics Technology

Haden has entered into a preferred supplier agreement with Efficiency Technologies Australia Pty Ltd (EffTec) to distribute EffTrack.

EffTrack is the only web-based chiller management program that provides in-depth, around-the-clock engineering analysis, the costs of chiller inefficiencies and immediate recommendations for correcting those inefficiencies. It is a breakthrough development offering a direct approach to streamlined chiller performance measurement.

“Closely managing the performance of equipment is one of the most effective ways to reduce energy consumption and running costs,” said David Rafter, Chief Executive of Norfolk’s Mechanical division.

“Haden has entered into a preferred supplier agreement with EffTec because we believe it is paramount to be at the forefront of offering sustainable solutions to our customers and EffTrack helps us achieve this,” Mr Rafter said.
On average, using the EffTrack tool can result in substantial energy savings, typically 15-20%. This increased efficiency leads to greater reliability and allows the customer to focus their maintenance spending on specific areas as opposed to routine preventative issues.

“It is well known that on average, commercial chillers run less than 1% of their time at full load,” explains Mark Dredge, Haden Building Management and Control Systems (BMCS) Manager.

“EffTrack can be used to track and predict the performance of a chiller at all load profiles allowing Haden to assist customers to run their chillers as efficiently as possible. This can help to reduce running costs, CO2 output and reduce the potential for un-scheduled down time.”

EffTrack provides Haden service technicians with the capability to benchmark the performance of a chiller before starting a maintenance contract with a new customer. For existing customers it can also offer solutions on how to improve the efficiency of their chillers.

Haden wins Master Builders Excellence in Construction Award

Haden Engineering, a Norfolk Group Ltd. (ASX: NFK) company within its Mechanical division, has won the Commercial Mechanical Services Subcontractor Award at the 2008 Master Builders Excellence in Construction Awards held in Canberra.

Haden was honoured for its mechanical services design and construction work for Section 84 Building B – the new Australian Taxation Office building in Canberra.

David Rafter, Chief Executive of Norfolk’s Mechanical division, said the company is especially proud of this award.
“While we have been increasingly involved with a number of ABGR and Green Star rated construction projects, Section 84 was the first 4.5 ABGR and Green Star building project where we had responsibility for the design as well as construction,” Mr Rafter said.

“The project brief required an ABGR of 4.5, and while achieving this presented some challenges for us, it has led to several energy innovations that are new to construction. Some of the innovations in HVAC included low temperature supply air and low airflow rates. These have resulted in capital cost saving for the installation and also saved floor space for the tenants,” explains Mr Rafter.

A high performance façade system was developed to minimise the external heat transmission and solar load into the space. Also, in order to reduce energy consumption, the quantity of air to be circulated was reduced significantly from traditional design levels. With a reduction in the air quantity an increase in the temperature difference of the air was required in order to provide the necessary cooling capacity.

“This presented another challenge of maintaining comfortable conditions at low air flows and low air temperatures as this situation can easily result in drafts, stuffiness and hot and cold spots. We solved this through the use of air diffusion capable of effectively supplying the air at these conditions into the space,” Mr Rafter concluded.

Service and Safety key drivers in new national control

Haden, a Norfolk Group Ltd (ASX: NFK) company within its Mechanical division, has been awarded a national contract with a major Australian oil company to service over 700 sites across Australia.

The one year contract, with a further four year extension, includes the HVAC and refrigeration preventative maintenance and emergency service work for the sites. The contract contributes to the ongoing success of Haden’s focus on recurring service revenue and there are further opportunities for growth with the awarding company.

“The contract demonstrates Haden’s ability to service a nationwide customer. Haden has established a strong relationship with this customer and has demonstrated its ability to provide a high level of service to them,” said David Rafter, Chief Executive of Norfolk’s Mechanical division.

Haden’s commitment to safety, including its outstanding safety record and robust processes were both key drivers in being awarded the contract. Technicians involved with servicing the company have received additional safety training to ensure that we meet the customer’s criteria.

The service work has begun in Victoria and the work extended across the country in June.

“We are delighted to be awarded this service contract and the opportunity to build a relationship with a major Australian oil company. The contract demonstrates Haden’s commitment to national key accounts and our recurring revenue strategy,” Mr Rafter concluded.

Haden acquires Northern Territory business

Haden Engineering, a Norfolk Group Ltd. (ASX: NFK) company within its Mechanical division, has acquired Centre Refrigeration & Air Conditioning Pty Ltd (CRAC), the largest service based HVAC & R company in Alice Springs.

The acquistion will increase revenue by approximately $2.8 million and is expected to be earnings positive immediately. The acquisition will be funded out of existing cash and banking facilities.

One of the core elements of Haden’s growth strategy is bolt-on acquisitions that complement Haden technologically and geographically. The addition of Centre Refrigeration & Air Conditioning adds to Haden’s national network of branches across Australia, positioning Haden as a major HVAC & R service provider in Australia. It boosts recurring revenue earnings and adds highly qualified and experienced personnel to team.

“The acquisition will enable us to increase our footprint into the Northern Territory, adding to our existing branch in Darwin, to take advantage of strong growth in the area being driven by the mining, tourism and government sectors” said David Rafter, Chief Executive of Norfolk’s Mechanical division.

CRAC is a diverse business that undertakes a variety of service and maintenance activities in HVAC and related services in the Alice Springs region. Its major customers include The Department of Infrastructure, Planning and Environment, Spotless (Department of Defence) and Smimmac.

The company has enjoyed a sound business relationship with Haden for over 10 years, subcontracting its services on a number of Haden’s national accounts. It has earned a reputation for strong management and leadership supported by competent technicians and staff. It is also recognised for being a quality provider, offering premium rate services and strong long term customer relationships.

CRAC’s current owner will become branch manager and the majority of the workforce will transfer over to Haden.

Haden wins National Award

Haden Engineering has won Best Apprentice Program at the 2008 CoolWorld Industry Awards held in Melbourne this week.

Haden’s commitment to ensuring that apprentice training is constantly monitored and reviewed to industry best practice was praised by the judges. “We are thrilled with winning this prestigious award. Investing in our workforce is a priority for us as we believe it results in a stable, experienced and highly skilled team and it starts with our apprentices,” explains David Rafter, Chief Executive of Norfolk’s Mechanical division.

Haden has 172 apprentices in a total Australian workforce of 1,078. Each apprentice is entered into an induction program with added support provided by a mentor. In a decentralised approach, local branch management determines the number of apprentices accepted each year, with the aim of achieving a good representation across Year 1 to Year 4 apprentices.

In presenting the award, the judges revealed how impressed they were with the comprehensive apprenticeship training, mentoring and staff support programs employed by Haden. CoolWorld judge Alan Obrart commented, “The program sets a benchmark for all that youth training should aim to achieve in our industry.”

Haden appoints manager of Building Management and Control Systems

Haden has appointed Mark Dredge as Manager - Building Management and Control Systems (BMCS).

Mark will oversee the development and implementation of a strategic plan to develop Haden's in-house capability in building management and controls system technology.

“The creation of this position allows us to provide an integrated solution to the management and control of building engineering services systems we install or maintain ourselves, rather than rely entirely on outsourced skill sets in controls and building management”, explained Ian Barrat, General Manager, Haden Construction. “This is particularly important with the emerging Ecologically Sustainable Development (ESD) standards resulting in greater need for verification of commissioning and operation and will allow us to bring the intellectual property in-house.”

Mark Dredge is excited by the challenge of this new role and the opportunity to work with Haden and Norfolk. “After many years spent working for product aligned companies, I am looking forward to the challenge of growing a vendor neutral BMCS business, building on Haden’s in-house engineering and design capabilities,” he explained. “My aim is to make sure that we deliver what we have offered to our customers, not only in HVAC but in building controls also.”

“Haden is in a great position in that we have a fantastic resource to build on in our team of 500-plus technicians. Not only will this complement the technical skills of our technicians, but it will offer them the opportunity to up skill into building management and control systems,” Mark explained.

Mark brings almost 30 years of experience in building engineering services control systems and HVAC service operations and management. Previously, Mark worked with Atlas Air, Trane and Siemens.

Training a key to staff retention

The current talent shortage has affected the way companies recruit and retain staff. Employers are finding it difficult to keep up with the tight candidate market and candidates are finding themselves in a better position than ever to negotiate. Haden office achieves 4 star ABGR

Haden’s Head Office, situated in Rydalmere, Sydney achieved a whole building 4 Star ABGR (Australian Building Greenhouse Rating) through the energy saving schemes initiated by employees.

The challenge to obtain a base line rating and improve the building’s rating further was an outcome of Haden’s involvement in the 3CBDs programme, jointly coordinated by the City of Sydney, North Sydney and Parramata City Councils. The programme is aimed at assisting tenants to achieve energy efficiency in their current buildings. 

Haden’s decision to join the 3CBDs program was the result of a grassroots Environmental Sustainability Committee formed by employees occupying the building, including members from Haden’s sister companies O’Donnel Griffin, WF Energy Controls and parent company Norfolk, an ASX listed company. The Committee developed an Energy Action Plan to reduce the energy consumption of the building.

This included:

  • reduction of hours of operation of A/C systems to suit the occupancy hours
  • Installation of electrical submeters on all lighting and power circuits
  • lighting replacement with higher efficiecny T5 lamps and electronic ballasts
  • installing boiling unit timers
  • energy saving controls on IT equipment enabled
  • LCD screens for PCs throughout
  • Staff awareness and communication program
  • Energy consumption tracking and performance reporting
  • use of blinds to facilitate light and heating/cooling efficiency.

The rating is based on the 12 month operational energy use throughout the building, and reflects the office's energy performance and lower emissions of greenhouse gases.

"Haden assists our customers to install, operate and maintain energy efficient & environmentally friendly air-conditioning systems. Being a part of the 3CBDs Greenhouse Initiative better allows us to demonstrate our commitment that Haden’s facilities and processes seek to minimise our impact on the environment” said David Rafter, CEO Norfolk Mechanical.

The Committee and employees are now focusing on raising the rating to 4.5 Stars by June this year to meet the 3CBDs commitment.
